When booking, you are accepting the following terms and conditions:
  • Change of dates:
    When receiving the e-mail confirming your reservation, it will be considered definitive. Minor changes (one more or less staying day) communicated with enough time, can normally be arranged. However if the change of dates is not possible, and an agreement is not reached with the client the change will be considered as a cancellation.
  • Cancellations:
    In the event that the client partially or totally cancels a confirmed reservation our policy of cancellation is as follows: - if the cancellation takes place up to 8 weeks prior to the arrival date, the amount of the pre-payment will be refund deducting expenses (300 Euros). - If the cancellation takes place during the period within 8 weeks prior to the arrival date, no refund will be made. We hardly recommend taking a Travel Insurance.
  • Amendments on behalf of the owner:
    In the highly improbable case that the owner for reasons beyond his control has to modify the conditions already agreed with the client, the client will be informed with the maximum possible anticipation. The owner will provide a location for the client with similar or higher conditions at no extra cost. However if an agreement is not reached with the client the reservation shall be cancelled and the amount paid will be reimbursed. The owner will not be liable for further claims.
  • On arrival :
    On arrival to the apartment, the client, against delivery of the keys, will sign the rental contract and pay the rest of the sum to cover his stay if this payment has not been previously done by bank transfer or if the owner has no proof of such payment. If any of both conditions aforementioned are not respected by the client the situation will be considered as a cancellation. The rental contract will be in Spanish. A copy of it may be sent on request.
  • The keys:
    On arrival, and after accomplished the conditions mentioned in the previous paragraph, the client will receive the keys and all necessary information concerning the apartment. In the event that the client looses the keys or leave them inside the apartment the owner will, as soon as possible, facilitate him the access to the property against the payment of 40 Euros in cash.
  • Number and identity of the guests:
    Only the persons named in the booking form and on the e-mail the client has to send a week prior to his arrival will be allowed to occupy the apartment. The number of persons may not exceed the number of sleeping places indicated for each one of the apartments. Pet animals are not allowed. If any of the above conditions is infringed by the client or by any of his/her party, the owner reserves the right of asking to vacate the property. In this case, guests shall have no right to claim for any type of compensation.
  • Behaviour:
    The person or enterprise signing the booking form is responsible for the correct and decent behaviour of himself and of any person of his/her party. Should anyone in the party behave in an unacceptable manner the owner reserves the right, at his discretion, to request the guests to leave the property. Guests shall have no right to claim for any type of compensation whatsoever.
  • Liabilities:
    The owner of the property is not liable for any direct or indirect damages that may arise as a consequence of the use or occupancy of the property by the client and the persons accompanying him/her. Including, without limitation, damages, insurances, losses because of fire, robbery or criminal behaviour. The owner is never liable for any of the above.
  • Complaints:
    The owner shall not be liable for breakage of the lift or for any other inconveniences beyond his control. When informed, the owner will look after to conceal them. Any of such inconveniences do not entitle the client to claim any reimbursement for amounts paid unless the client, with the agreement of the owner, is obliged to move him/herself and his/her party to a hotel. In that case, the owner will reimburse the client with an amount equivalent to the rent paid for the days not occupying the apartment. In the event that the client leaves the apartment without informing the owner, the guests shall waive the right to claim for compensation. Any complaint at the end of the stay will not be taken into consideration.
  • Security bond :
    The owner has the right to demand a security bond to cover the costs of any damage or breakage caused in the property or any of its assets, either inside or outside the apartment, during the stay of the client and his/her party, excluding normal wear and tear. The security bond will be reimbursed to the client when leaving the apartment if everything is in order. Refunds are at owner's discretion. In the event that damages caused in the property are superior to the amount of the security bond the client is liable to pay for the additional costs and expenses.
  • Cleaning:
    The apartment will be cleaned prior of the arrival of each client or party. When leaving the apartment, it must be in reasonable conditions of cleaning and order (clean kitchen, no rubbish, etc.). If the apartment is not left in the above conditions, the owner is entitled to ask for additional cleaning charges against the security bond. If the client requires cleaning services during his stay, an agreement may be reached at a price. Those services must be requested in advance to ensure a proper organisation.
  • Arriving or leaving out of hours:
    The arriving time is 3 p.m. The client must inform in advance for any delay. If not, an extra charge of 10 Euros for each hour or fraction of it will be required. In the case that the arrival shall be at 9 p.m., an extra charge of 30 Euros will be asked with a supplement of 10 Euros for each hour or fraction of it after this time. The apartment must be leaved at 11 a.m. If the client is leaving before that time the owner must be informed in advance with enough time. If the client is planning to leave before 9 a.m., an extra charge of 30 Euros will be asked with a supplement of 10 Euros for any hour or fraction of it prior to this time.
  • Penalty for delays in leaving the apartment:
    The length of the stay in the apartment is specifically stated in the contract signed by the client at his/her arrival. Upon failure to return the apartment at the end of the contract, the owner is entitled to perceive the double of the originally agreed price for the extended stay plus damages and expenses.
  • General conditions:
    Spanish law shall govern the contract between the owner and the client. Only the Spanish version of the contract is legally binding. In case of disputes, the Spanish jurisdiction will be the only competent authority to resolve them. Only a court of the judicial district of Barcelona shall be qualified for any legal matters.
